a situation where the landowner interferes with a neighbor’s ability to use and enjoy his property. The proper test to determine whether something is a nuisance is reasonability. If the act is done in a convenient manner so as to avoid unnecessary annoyance, and it is a reasonable exercise of an apparent right, or a reasonable use of the land, no action can be sustained against the defendant or one creating the nuisance.
